I recommend/encourage that you be present during the 2-3 hour inspection to gain additional insight to the home. Have all your questions and concerns addressed immediately as they arise.

An inspection of the home you are considering to buy will help you to make an informed decision. It will also provide you with the information you will need for any repairs or maintenance your new home may require. A professional home inspection will allow you to buy with confidence.
A pre-listing inspection can detect previously unknown problems or potential improvements you may wish to address prior to selling your home. Being aware of issues in advance will also allow for disclosure of problems when selling your home, which can result in a smoother, less stressful transaction for all parties involved. Studies have shown that pre-listing inspections have helped homes sell faster and often for more money.
The scope of the inspection is to conduct a visual inspection of all accessible systems and components of the home including: structure, electrical systems, plumbing systems, roofs and attics, heating and cooling systems, exterior grading, walls, floors and ceilings. All information is provided to you at the time of the inspection in detailed report binder for easy reference.
